  • Vancouver Housing Stays Globally Desirable

    As someone who calls Vancouver home—and guides clients through its dynamic real estate landscape—I've seen firsthand why our city remains a global favorite. Vancouver recently ranked 24th out of 1,000 global cities, holding strong in the top 25 thanks to our robust economy and exceptional local talent. However, for many residents and buyers, housing affordability continues to be a major challenge. According to a recent study, Vancouver's median multiple is close to 11, which places us among the least affordable major markets worldwide. This means locals are spending a greater portion of their income on housing than almost anywhere else. The persistent gap between supply and demand, along with slower housing starts projected through 2026, helps explain why affordability improvements haven't yet reached most buyers. Even so, Vancouver's global appeal remains strong—and navigating these complexities is part of what I do every day as a REALTOR® at RA Realty Alliance Inc.

Interestingly, the recovery in sales activity could arrive before we notice any significant acceleration in prices. What stands out is how construction is slowing down more rapidly than demand, which puts more pressure on affordability for both buyers and renters. Most of the new supply right now is coming from rental housing, while fewer condo projects are breaking ground—so for those hoping to own, choices are becoming more limited. It’s clear that increased housing starts and investment in infrastructure are key to more balanced options ahead.

  • BC Standing Inventory Reached 6.7K

    BC’s standing inventory has climbed to 6,700 homes provincewide, with condos making up 5,500 of those listings. This includes condos, townhomes, and some multiplex units, reflecting the breadth of options available across British Columbia. In my daily work with buyers and sellers, I see firsthand how this inventory is distributed: Burnaby leads with 1,210 unsold homes, followed by Vancouver at 1,020, Surrey at 798, and Coquitlam at 620. Richmond, Kelowna, Langley Township, New Westminster, and Delta also show significant numbers—evidence that available homes aren’t just concentrated in the biggest cities. Smaller markets such as Langford, Esquimalt, North Vancouver, Abbotsford, and Chilliwack contribute another 5,840 units across the listed cities. While there’s a common presale narrative focusing on studios and one-bedrooms, broader data on home sizes and average prices tells a different, more nuanced story.   • Metro Vancouver and Fraser Valley Sales Soften

    It’s been an interesting Mid-Q3 for Metro Vancouver and the Fraser Valley, with 1,900 residential sales marking a lighter close to the summer of 2026. Activity remained below forecasts set earlier this year, and we’re seeing buyer-friendly conditions emerge more clearly across our local market. The composite benchmark price in Metro Vancouver settled at $1.08M, down slightly month-over-month from Early-Q3. Inventory reached 15,800 active properties, which means buyers have plenty of options right now, as sellers navigate a more competitive landscape. Detached homes felt the most significant correction, with a benchmark of $1.8M, while apartments ended at $686K and attached homes at $1.03M. The sales-to-active listings ratio is around 12%, a clear sign of a buyers market—selection is robust, and there’s more room for negotiation.
