BC’s standing inventory has climbed to 6,700 homes provincewide, with condos making up 5,500 of those listings. This includes condos, townhomes, and some multiplex units, reflecting the breadth of options available across British Columbia. In my daily work with buyers and sellers, I see firsthand how this inventory is distributed: Burnaby leads with 1,210 unsold homes, followed by Vancouver at 1,020, Surrey at 798, and Coquitlam at 620. Richmond, Kelowna, Langley Township, New Westminster, and Delta also show significant numbers—evidence that available homes aren’t just concentrated in the biggest cities. Smaller markets such as Langford, Esquimalt, North Vancouver, Abbotsford, and Chilliwack contribute another 5,840 units across the listed cities. While there’s a common presale narrative focusing on studios and one-bedrooms, broader data on home sizes and average prices tells a different, more nuanced story.
