As someone who calls Vancouver home—and guides clients through its dynamic real estate landscape—I've seen firsthand why our city remains a global favorite. Vancouver recently ranked 24th out of 1,000 global cities, holding strong in the top 25 thanks to our robust economy and exceptional local talent. However, for many residents and buyers, housing affordability continues to be a major challenge. According to a recent study, Vancouver's median multiple is close to 11, which places us among the least affordable major markets worldwide. This means locals are spending a greater portion of their income on housing than almost anywhere else. The persistent gap between supply and demand, along with slower housing starts projected through 2026, helps explain why affordability improvements haven't yet reached most buyers.
